What is an Accessory Dwelling Unit (ADU)? An Accessory Dwelling Unit also known as a mother-in-law unit, guest house, or back yard cottage, are buildings that typically include their own bedroom, bathroom, kitchen. and living space and are built on the same property as the main home. This type of housing was very popular in the early 20th century but saw a decline in the Post-WW II period when families began to move to the newly constructed suburbs and only recently, have again come into favor as a beneficial option for homeowners and renters alike, because of the high cost for affordable housing in California.
In this design, we set out to develop a plan for a Contemporary styled single bedroom ADU that would appeal to the luxury home market however, this design can also be easily adjusted to satisfy a client with a more modest construction budget and shares a similar modern stylistic design aesthetic .
Some of the features and amenities depicted in the renderings above are as follows:
KITCHEN: The kitchen is equipped with a 24-inch-wide Sub Zero refrigerator/freezer, 30 inch wide Wolf induction cook top with stainless steel wall hood above, stainless steel sink with disposal, 18 inch wide under counter dishwasher, and island/eating counter for four.
BATHROOM: In the vanity area, we have included a laundry closet that encloses a stacking GE Unitized washer and dryer, along side of this cabinet is the vanity cabinet with an LED back lit dimmable vanity mirror placed above. The toilet and tub/shower compartment is separated from the vanity area by a pocket door. Above the shower in the ceiling , we have positioned a operable skylight to provide natural light and air into this space. The stone tile floor is heated with a wall mounted thermostatically controlled electric floor heating mat beneath the tile. All plumbing fixtures, faucets, and bathroom accessories are manufactured by Kohler America. To ensure the most cost-efficient hot water heating and distribution this unit is installed with a Rennai on demand gas operated outdoor hot water heater.
LIGHTING: All lighting with the exception of LED strip lighting is shown as Halo recessed LED fight fixtures which are controlled by Lutron programmable dimmable wall switches.
HEATING AND COOLING: To heat and cool the interior space this unit comes with a ductless Daikin mini-split system.
House plans for this and other small Accessory Dwelling Units are available and in most cases can be customized to meet each client's specific design requirements and needs.
