RESIDENTIAL 

SMALL ROOM ADDITION INTERIOR ARCHITECTURE 

This 3-bedroom 1-bath home with basement, was constructed in the early 1930’s, on a small elongated up sloped lot, nestled among 28 large redwood trees near Larkspur’s Downtown. The home was acquired by the Architect for his family at the time, but the interior was dated and in need of renovation and up dating. Having only one bathroom to share with the other bedrooms, would not serve the needs of the new family, which required both a private bathroom off the master bedroom, and a functional kitchen. As a consequence, the Architect set to work on preparing drawings for the renovation of the home.

The design program called for a small bathroom addition to be placed within the rear brick patio in the location where an inground spa had been located. A wrap-around corner windows was added to the room allowing splendid views of the private garden and gravel pathway set beneath the canopy of the redwood trees. In addition, the plans called for the complete remodeling and reconfiguration of the existing tiny kitchen, the existing bathroom, and the development of the basement below the primary floor level from a workshop to a guest suite with its own small attached bathroom and kitchenette. Interior recessed low voltage lighting fixtures were added, along with extensive landscape improvements. 

 

In keeping with the historic character of a home and the property, all construction methods used on this project, conformed with the recommendations found in The Secretary of the Interior's Standards for the Treatment of Historic Properties: Rehabilitation as a Treatment and Standards for Rehabilitation. In this way, the distinctive existing building materials, features and construction techniques that characterize the home were preserved and received the minimal change.
